What the license fee buys

The $170 is made up of a $45 activation fee (including $20 for the Real Estate Education, Research and Recovery Fund) and a $125 renewal fee, which together cover all Commission fees until the end of your birth month in the fourth calendar year after the year you are licensed (rule 520-1-.04). It is not a renewal paid in advance: at the end of that period you renew like everyone else. The fee is the same whether you choose an active or an inactive license, and it is paid by card, cashier’s check or money order to the Commission, not by personal check or cash.

Charges you can avoid

  • A second exam fee. Each attempt costs $175 again. The fee is non-refundable and not transferable, and it is forfeited if you do not test within 1 year of PSI receiving it.
  • A lost booking. Cancel or reschedule at least 2 days before the exam date, online or by phone (not voicemail), or lose the fee.
  • The double application fee. Apply within 3 months of the exam, or pay twice the application fee; after 12 months, retake the exam.
  • A lapsed license. Skip the 25-hour postlicense course in your first year and the license lapses; reinstatement has its own fees on top of the renewal fee.
  • Duplicate paperwork: a lost Certification of Accuracy statement can be replaced at the test center for $15, by money order.

Costs that are not set by the state

The 75-hour Salesperson Prelicense Course and the postlicense course are priced by each school. The GCIC criminal history report is obtained at your own expense, and the bulletin prints no fee for it. PSI’s own online practice exam is charged per attempt.

Keeping the license: renewal every four years

Renewal: every 4 years, 36 hours of continuing education including 3 hours of license law. Fee: $100 online or $125 by any other method, every 4 years. An inactive license still pays its renewal fees as they come due.

Older figures online

Prep sites that quote a $119 exam fee are using the February 2024 bulletin. The 7/1/2026 edition, checked Oct 24, 2026, lists $175 for the salesperson, broker and community association manager exams.
