The minimum bill in each state

What you pay the state and the test vendor for a first-time pass, before school:

  • Alabama: $283, the $73 exam plus the $210 active temporary license. The fingerprint background check is extra, and the original license after the post-license course is billed later, at $85 a year. Alabama cost
  • Arizona: $190 with the two exams booked separately, the $70 General exam and the $60 State exam plus the $60 license. The application also needs a fingerprint clearance card ($67), which brings the bill to $257. Pearson VUE offers a combo price for booking both exams back to back; Arizona cost explains what is and isn't known about it.
  • Georgia: $345, the $175 exam fee plus the $170 license fee. The license fee prepays the whole first licensing period, which ends in your birth month in the fourth calendar year after you are licensed. You also bring a certified GCIC criminal history report no more than 60 days old, and the bulletin prints no fee for it. Georgia cost
  • Tennessee: $154, the $63 exam for both portions plus the $91 license application. Fingerprints are taken by IdentoGO for the license application, and errors and omissions insurance is required for an active license. Tennessee cost
  • Florida broker: $106.75, the $70 DBPR fee plus the $36.75 Pearson VUE fee, before fingerprints and Course II. Florida broker cost

What a failed attempt costs

A retake is where the bills part ways, because the states treat a failed part differently:

  • Alabama: failing either part means retaking the whole exam, so a retake is the full $73 again.
  • Tennessee: you retake the failed portion only, at $37 for the national portion or $26 for the state portion.
  • Arizona: each exam has its own fee, $70 for General and $60 for State, and each retake costs the same as a first attempt. Whether a passed exam carries over after you fail the other is not spelled out in the handbook: see Arizona retakes.
  • Georgia: you can book again from the next day, and each attempt costs the full $175.
  • Florida broker: you can book again after 24 hours, and each attempt costs a new $36.75.

In each of these states a late cancellation or a no-show can cost the fee as well; each state's cost page gives its deadline. The national portion page explains which parts carry over.

Other states, exam fees only

Keeping the license

The license fee is not the last fee. Each state renews on its own cycle, and continuing-education courses are priced by the schools:

  • Alabama: $85 a year, billed for the two-year license period.
  • Arizona: $60 every two years if you renew on time, more if late.
  • Georgia: $100 online every four years, or $125 by any other method.
  • Tennessee: $75 every two years.
  • Florida broker: $77 every two years.

An exam fee is not the license cost

A quoted price like $73 for Alabama is the test vendor's fee only. The license itself is billed by the state, fingerprints by a vendor, and the course by a school. When you compare states, compare the minimum bill above, and check the commission's fee page before you pay: these amounts are as of Oct 2026.

License cost questions

How much does it cost to get a real estate license?

In the salesperson states here, the state and test-vendor fees alone come to $154 in Tennessee, $190 in Arizona, $283 in Alabama and $345 in Georgia, as of Oct 2026. Add the prelicense course, which schools price themselves, and the fingerprint or background check.

How much is the real estate exam?

As of Oct 2026: Tennessee $63 for both portions, Alabama $73, Arizona $70 + $60 for its two exams and Georgia $175. The Florida broker exam is $36.75 per attempt.

Can you pay for the national portion on its own?

Only in some states. Tennessee prices it at $37, Arizona's General exam is $70, and Arkansas charges $75 per part when the parts are booked separately. In Alabama and Georgia one fee covers the whole exam.

Does a real estate license cost money every year?

It renews on a cycle rather than yearly: Alabama, Arizona and Tennessee every two years, Georgia every four. Continuing education is due each cycle (24 hours in Arizona, 36 in Georgia) and is paid to the school.
