How to get your real estate license in Georgia

To get a Georgia real estate license, you finish a prelicense course of 75 hours, pass the PSI exam, and collect the license at a PSI test center with a fresh criminal history report. Then come a first-year course and renewals every four years. The steps below carry the deadlines the Commission sets, with no course to sell.

Eight steps, in order

  1. Check the basics

Age and schooling: 18 or older, high school diploma or equivalency certificate. No experience is required for a salesperson license.

  2. Finish the education

The 75-hour Salesperson Prelicense Course at a Commission-approved school; or 10 quarter / 6 semester hours of qualifying college or law-school courses, or 75 hours approved by another state.

  3. Book the PSI exam

Online or by phone, $175 as of Oct 2026. With a Georgia school’s course you book straight away; college credit and out-of-state courses go through PSI’s alternate-route review first.

  4. Pass both portions

One sitting at a PSI test center, national portion plus the 52-item Georgia Supplement: exam facts.

  5. Get the GCIC report

A certified criminal history report from the GCIC, no more than 60 days old, so time it close to your license visit.

  6. Choose a sponsoring broker

An active license needs a Sponsoring Broker Statement; an inactive one does not. The form needs the firm’s license number, not the broker’s personal one.

  7. Collect the license

At a PSI test center, Monday to Friday 9:00–12:00 and 2:00–4:45, from 24 hours after you pass. Apply within three months of the exam to avoid a double fee; after 12 months you retake the exam.

  8. Postlicense, then renewals

25-hour postlicense course in the first year, or the license lapses. After that, every 4 years, 36 hours of continuing education including 3 hours of license law.

Collecting the license at PSI

Bring a photo ID, the unsigned Certification of Accuracy statement, the GCIC report, a notarized Lawful Presence Affidavit and the license fee; a Sponsoring Broker Statement for active status. You sign the Certification of Accuracy in front of PSI staff; the ID and the form are scanned into the Commission’s system. A report that shows anything other than “no record” sends the application to the Commission for an investigation before a license is issued.

The deadlines run from the exam date: apply within 3 months of the exam, or pay twice the application fee; after 12 months, retake the exam. Until the license is issued, you may not act or advertise as a licensee.

Active or inactive

An active license is held by a broker, and under rule 520-1-.05 you cannot start work until the broker has your wall certificate. An inactive license is available without a sponsoring broker; renewal fees and the 25-hour postlicense course still apply. Inactive licensees may deal only in real estate they own solely, and returning to active status needs the continuing education an active licensee would have taken.

Licensed in another state: reciprocity

A license earned by exam in another state and in good standing can be converted without the Georgia exam; you apply with the Commission’s reciprocal application. Florida residents are the exception: they must pass the Georgia Supplement, which means sitting only the 52-item state part at PSI; the national portion is waived. Other states’ rules for the reverse trip: license reciprocity.

Question 1 of 3 · Georgia license law · 16 items

An applicant for a Georgia salesperson license pays the initial license fee. Which additional one-time statutory fee must the applicant pay that is NOT required upon subsequent renewals?

Answer and explanations

Incorrect: Continuing education is a renewal requirement of hours, not a separate statutory fee, and it recurs rather than being one-time.

Incorrect: An option that applies to applications and renewals alike cannot be the fee that is charged only once.

Incorrect: No such fee exists in the license law; supervision is a duty of the broker, not a charge to the salesperson.

Incorrect: Georgia protects consumers through the Recovery Fund, not through an insurance premium charged to licensees.

Correct: O.C.G.A. 43-40-22(c): an applicant for an original license pays, on top of the license fee, a fee for the education, research and recovery fund; later renewals do not repeat it.

Question 2 of 3 · Georgia license law · 16 items

A candidate completed Georgia's 75-hour salesperson prelicense course, passed the Georgia salesperson examination, and applied for a license 14 months after the exam date. Which of the following is correct?

Answer and explanations

Incorrect: The double fee covers late applications between three and twelve months after the exam; at fourteen months the exam has to be retaken.

Incorrect: The rule requires retaking the examination; it does not make the completed prelicense course expire.

Correct: GREC Rule 520-1-.04: a passing candidate must apply within three months (or pay twice the application fee), and one who does not apply within twelve months of the exam must retake it.

Incorrect: Missing the window means retaking the exam, not a permanent bar.

Incorrect: The three- and twelve-month periods run from the date of the examination, not from the course.

Question 3 of 3 · Georgia license law · 16 items

A salesperson received an inactive Georgia license on January 1, 2023. She did not complete the required 25-hour post-license course until March 1, 2024, and never requested an extension. Which statement is correct regarding her license?

Answer and explanations

Incorrect: The post-license requirement attaches to the original salesperson license whether it is active or inactive.

Incorrect: The extension exists only for a salesperson who qualifies for it; it is not automatic and she never sought it.

Correct: Rule 520-1-.05 (O.C.G.A. 43-40-8(d)) requires the 25-hour post-license course within one year of the original license; missing it lapses the license, and a late course does not undo that.

Incorrect: A lapsed license is reinstated under the reinstatement rule; a new exam is not the immediate requirement here.

Incorrect: Completing the course fourteen months after licensure does not revive a license that already lapsed at the one-year mark.
