Finance questions turn on three things: what the borrower signs (a note plus a mortgage or deed of trust), who backs the loan (conventional, FHA, VA or USDA), and which federal law protects the borrower (TILA, TRID, RESPA or ECOA). PSI weights financing at 10% of its national portion; Pearson VUE gives it 5 of 80 scored questions and counts loan arithmetic under math (the math page).

Notes, mortgages and loan types
The promissory note is the promise to repay; the mortgage or deed of trust pledges the property as security. A deed of trust has three parties: the borrower (trustor), a trustee who holds title, and the lender (beneficiary). In lien theory states the borrower keeps title and the lender holds a lien; in title theory states title rests with the lender or trustee until the loan is paid.
Fully amortized: equal payments, interest first; principal grows with each payment.
Partially amortized (balloon): payments as if over a long term, the rest due in a lump sum.
Interest-only: principal untouched until the end.
Adjustable-rate: index + margin, limited by periodic and lifetime caps.
Others the outlines name: reverse mortgages, home equity loans and lines, construction, rehab and bridge loans, seller financing by land contract.
Clauses to know: acceleration (the whole balance due on default), alienation or due-on-sale, prepayment, subordination and defeasance (release on payoff).
What the area covers
Pearson VUE VII.A–C and PSI area IV share these topics:
Concepts: methods and sources of financing, lien vs title theory, the primary and secondary mortgage markets, loan clauses.
Lender requirements: FHA, VA, USDA and conventional loans, buyer qualification and LTV, hazard and flood insurance, PMI.
Underwriting: debt ratios, credit history, the lending process from application to closing.
Federal rules: TILA and Regulation Z, TRID (Loan Estimate and Closing Disclosure), RESPA, ECOA, the CFPB.
Risk: mortgage fraud, predatory lending, risky features such as prepayment penalties and balloons.

Question 1 of 15 · Financing · 5 items
A borrower executes a promissory note for a "30 due in 5" balloon mortgage. Which statement accurately describes how the repayment schedule for this specific loan product functions?
Answer and explanations
Incorrect: Principal is not split into five annual payments; it amortizes on a 30-year schedule.
Correct: A "30 due in 5" balloon sets payments as if the loan ran 30 years, but the remaining balance comes due in one payment at year five.
Incorrect: A balloon loan has no rate margin that resets every five years; that describes an adjustable-rate loan.
Incorrect: No extra principal is due every five years; the balance is due once, at year five.
Incorrect: Interest-only payments are a different product; a 30/5 balloon amortizes from the first payment.
Question 2 of 15 · Financing · 5 items
A title firm pays a brokerage $1,000 monthly to display brochures, contingent on the brokerage directing five closings monthly to the title firm. Why does this violate RESPA regulations?
Answer and explanations
Correct: Payments tied to the number of closings referred are a kickback for referrals, which RESPA Section 8 prohibits, whatever the payment is called.
Incorrect: Brokerages can display a title company's brochures; the problem is paying for referrals.
Incorrect: No dollar threshold makes a referral payment lawful; any payment for referrals is prohibited.
Incorrect: RESPA has no pre-approval process for marketing agreements.
Incorrect: An affiliated business disclosure applies to affiliated companies; it would not cure a fee for referrals.
Question 3 of 15 · Financing · 5 items
A borrower is making the 240th monthly payment on a standard 30-year fixed-rate fully amortizing mortgage at 6% interest. Which statement accurately characterizes the composition of this specific payment compared to the initial payments?
Answer and explanations
Incorrect: By payment 240 at 6% the balance has fallen enough that interest no longer dominates.
Correct: At 6%, interest and principal cross around payment 221, so by payment 240 more of each payment goes to principal than to interest.
Incorrect: Interest shrinks over time because it is charged on a falling balance.
Incorrect: The split changes every month as the balance falls; it is not the same as the first payment.
Incorrect: Taxes and insurance are escrow items outside principal and interest.
Question 4 of 15 · Financing · 5 items
Under TRID regulations, which of the following transaction modifications strictly requires the lender to issue a revised Closing Disclosure and triggers a mandatory new three-business-day waiting period before consummation?
Answer and explanations
Incorrect: Small escrow adjustments are corrected without a new waiting period.
Incorrect: Adding a home warranty changes costs but is not one of the three changes that restart the wait.
Incorrect: Correcting a typo needs a revised Closing Disclosure but does not restart the waiting period.
Correct: Under TRID, an APR that rises by more than 1/8 of a percentage point on a regular loan requires a corrected Closing Disclosure and a new three-business-day wait.
Incorrect: Commission splits between agents are not a waiting-period trigger.
Question 5 of 15 · Financing · 5 items
A buyer purchases a home for $420,000 and it appraises for the exact same amount. They secure a conventional mortgage and make a $65,000 down payment. Based on standard underwriting guidelines, which of the following statements is accurate regarding private mortgage insurance (PMI)?
Answer and explanations
Incorrect: Debt-to-income affects approval, not whether PMI is required.
Incorrect: An appraisal equal to price does not change an LTV above 80%.
Correct: The loan is $355,000 on a $420,000 value, an LTV of about 84.5%, so conventional PMI is required.
Incorrect: The $65,000 down payment is about 15.5%, short of the 20% that avoids PMI.
Incorrect: PMI applies to conventional loans; FHA and other programs have their own mortgage insurance.
Calculation steps
1Loan amount$420,000 − $65,000$355,000
2Loan-to-value$355,000 ÷ $420,00084.5%
=Above 80% LTVPMI required
Question 6 of 15 · Financing · 5 items
A veteran applies for a VA loan but states the property will be a vacation home. What is the MOST appropriate underwriting action?
Answer and explanations
Correct: VA loans require the veteran to occupy the home as a primary residence, so a vacation home does not qualify.
Incorrect: No insurance condition can cure a home that will not be the primary residence.
Incorrect: VA loans do not finance second homes, with or without a larger down payment.
Incorrect: A certificate of eligibility does not waive the occupancy requirement.
Incorrect: VA guidelines do not allow investment properties.
Question 7 of 15 · Financing · 5 items
Which statement correctly describes the effect of an unscheduled principal-only payment on a fixed-rate fully amortizing mortgage?
Answer and explanations
Correct: An extra principal payment lowers the balance, so the same monthly payment pays it off sooner and the term shortens.
Incorrect: The payment stays the same, but the lower balance does shorten the payoff.
Incorrect: With a lower balance, the interest portion of later payments goes down, not up.
Incorrect: On a fixed-rate loan the required payment stays the same unless the loan is recast.
Incorrect: Paying principal early lowers total interest; it never raises the payment.
Question 8 of 15 · Financing · 5 items
A loan officer denies a mortgage applicant after learning the applicant receives public assistance, tells a married applicant a co-signer is needed solely because of marital status, and provides no denial notice. Which ECOA violations occurred?
Answer and explanations
Incorrect: ECOA forbids treating public assistance income or marital status as a reason to deny or burden credit.
Incorrect: The missing notice is one violation, but the discrimination counts too.
Correct: ECOA bans discrimination based on public assistance income and marital status, and requires an adverse action notice when credit is denied.
Incorrect: Marital status is only one of the three violations.
Incorrect: Requiring a co-signer only because of marital status is itself an ECOA violation.
Question 9 of 15 · Financing · 5 items
A borrower has a housing ratio of 31% and a total DTI of 45%. Based on typical program guidelines, which loan option is MORE likely to approve the loan?
Answer and explanations
Correct: FHA underwriting allows back-end ratios above 45% when there are compensating factors such as reserves or strong credit.
Incorrect: VA loans are only for eligible veterans and service members.
Incorrect: USDA guaranteed loans have income limits.
Incorrect: Conventional limits depend on automated underwriting; 45% is not always approved.
Incorrect: Programs set different DTI limits and flexibility.
Question 10 of 15 · Financing · 5 items
Which of the following residential loan structures will mathematically result in the highest total lifetime interest paid, assuming all loans are fully amortized and held to maturity without additional principal payments?
Answer and explanations
Correct: Total interest depends mostly on how long the balance is outstanding, so the 30-year term costs the most interest by far.
Incorrect: Even at its 7.5% cap, a 15-year loan pays far less total interest than a 30-year loan.
Incorrect: A 15-year term pays off the balance twice as fast, so its total interest is lower despite the higher rate.
Incorrect: The 20-year loan at the same 6.5% rate pays interest for 10 fewer years.
Incorrect: A 10-year term at 8% still pays interest for only a third as long.
Question 11 of 15 · Financing · 5 items
A Loan Estimate included a $500 appraisal fee (a service the borrower could not shop for) and $200 in recording fees. On the Closing Disclosure, the appraisal fee increased to $650 and recording fees increased to $210. How much is the required lender credit to cure tolerance violations?
Answer and explanations
Incorrect: The $210 recording total is within tolerance and is not the cure amount.
Incorrect: The cure covers only the excess over tolerance, not the full fees.
Incorrect: Recording fees rose only $10, which the 10% tolerance allows, so they add nothing to the cure.
Correct: The appraisal fee is in the zero-tolerance group, so its $150 increase must be cured; recording fees rose 5%, inside the 10% tolerance.
Incorrect: The cure is the $150 increase, not the original appraisal fee.
Calculation steps
1Appraisal (zero tolerance)$650 − $500$150 to cure
When reviewing TRID integrated disclosure documents, which of the following specific transaction items typically appears on the final Closing Disclosure but is NOT required to be itemized on the initial Loan Estimate?
Answer and explanations
Correct: The Closing Disclosure lists real estate commissions for both sides; the Loan Estimate, which covers loan costs, does not.
Incorrect: Principal and interest projections appear on both forms.
Incorrect: Recording fees and transfer taxes are estimated on the Loan Estimate.
Incorrect: Appraisal and credit report fees are itemized on the Loan Estimate.
Incorrect: The Loan Estimate shows homeowner association dues in its estimated taxes, insurance and assessments.
Question 13 of 15 · Financing · 5 items
A lender receives a complete residential mortgage application on Monday. The lender places the Loan Estimate in the mail on Wednesday. No federal holiday falls that week. Under TRID rules, when is the borrower legally presumed to have received the document?
Answer and explanations
Correct: Mailed disclosures are presumed received three business days after mailing, and for this rule Saturday counts, so Thursday, Friday and Saturday make it Saturday.
Incorrect: Thursday is one day after mailing; the presumption is three business days.
Incorrect: Monday would mean skipping Saturday, but for this rule only Sundays and federal holidays are excluded.
Incorrect: Friday is two business days after mailing, one short of the presumption.
Incorrect: Tuesday would count only weekdays, but Saturday is a business day for this rule.

Question 14 of 15 · Financing · 5 items
During the mortgage underwriting process, a loan officer notices a recent $15,000 cash deposit in a borrower's bank account. The borrower provides a verbal explanation that the funds were accumulated in a home safe over several years. According to standard underwriting guidelines, what is the required lender action?
Answer and explanations
Incorrect: A verbal explanation does not document the source of a large deposit.
Incorrect: Approval cannot rest on assets whose source is unverified.
Correct: Large recent deposits must be sourced with documents, not just explained aloud; cash kept at home is hard to verify, and conventional guidelines rarely accept it.
Incorrect: A one-time deposit is not income and cannot be added to it.
Incorrect: The lender does not ignore the balance; it asks for documentation of the deposit.
Question 15 of 15 · Financing · 5 items
A veteran receives a 10% service-connected disability rating. Under VA loan rules, is the veteran required to pay the VA funding fee?
Answer and explanations

Incorrect: Exempt veterans do not pay the fee, financed or not.
Incorrect: There is no reduced fee by rating; the exemption is complete.
Correct: Veterans receiving compensation for a service-connected disability, at any rating including 10%, are exempt from the VA funding fee.
Incorrect: No 30% threshold applies; a 10% compensable rating qualifies.
Answer every question to see your score
Who backs the loan
FHA loans are insured by the federal government; the borrower pays mortgage insurance premiums.
VA loans are guaranteed for eligible veterans and service members, for a home they will occupy, often with no down payment and a funding fee instead of mortgage insurance.
USDA Rural Development loans serve eligible rural areas and incomes.
Conventional loans have no government backing; above 80% loan-to-value they usually carry private mortgage insurance. Under the Homeowners Protection Act a borrower can ask to cancel PMI at 80% of the original value and it ends automatically at 78% (CFPB).
In the secondary market, Fannie Mae and Freddie Mac buy conventional loans from lenders, and Ginnie Mae guarantees securities backed by government-insured loans, which keeps money flowing back to the primary lenders.
Trigger terms in an ad
Under Regulation Z, an ad that names the down payment, the number of payments or term, a payment amount or a finance charge must also state the down payment, the repayment terms and the APR (12 CFR 1026.24). “Easy terms” or “low down payment” are not trigger terms; “$500 a month” is.
TRID, RESPA and ECOA
Under TRID the lender delivers or mails the Loan Estimate within three business days of the application, and the borrower must receive the Closing Disclosure at least three business days before consummation (CFPB). RESPA Section 8 bans kickbacks, referral fees and unearned fees among settlement service providers; a payment for a referral disguised as rent or marketing is still a kickback. ECOA bars credit discrimination on race, color, religion, national origin, sex, marital status, age, receipt of public assistance, or exercising rights under consumer credit law.
What is the difference between lien theory and title theory?
In lien theory states the borrower holds title and the lender has a lien. In title theory states title is held by the lender or a trustee until the loan is repaid.
Who insures FHA loans and who guarantees VA loans?
FHA loans are insured through the Federal Housing Administration; VA loans are partly guaranteed by the Department of Veterans Affairs.
