Alabama real estate exam study guide, state part first
The state part is 40 questions on ten outline areas, and one area, violations that can lead to discipline, holds 15 of them. Study in that order, read the 2025–2026 changes in the law itself, and use the national study guide for the general part.

The ten state areas, by question count
From the state outline effective Feb 1, 2026 (salesperson counts):
- X Violations which may result in discipline (15): misrepresentation, inducing a breach, advertising, listings, disclosure, records, rebates, unlicensed pay, lotteries, documents, offers.
- II Licensing requirements (7): activities that need a license, co-brokering, qualifications, renewal, CE, post-license, temporary and original licenses.
- IV Broker and company licenses (5): qualifying broker duties, branches, associate brokers, operating from home.
- IX RECAD (3): brokerage services, the disclosure form, duties to all parties.
- III License status (2) · V Recovery Fund (2) · VI Disciplinary process (2) · VIII Trust funds (2)
- I Purpose of license law (1) · VII Estimated closing statement (1)
A study order that matches the outline
- Violations first. Read the 30 prohibited acts in §34-27-36(b) as a checklist, then practice on violations and discipline.
- License law next. The temporary-then-original license path and its deadlines are the core of area II; see Alabama license law.
- RECAD and trust funds last but carefully. Only six questions, but the rules changed in October 2025 and February 2026: RECAD and trust funds.
- Then the general part. It is two thirds of the exam and counts toward the same overall score.
Old prep material gets these wrong
- A score of 70 on each part. The current handbook gives one overall scaled score.
- “Transaction broker.” The default role is now called transaction facilitator, and an agency agreement has to be signed by both the licensee and the consumer (§34-27-82(b), since Oct 1, 2025).
- “Disclose before confidential information is shared.” Still true, but since Oct 1, 2025 the form must also come before any brokerage service, including a showing.
- Retaking only the part you failed. The whole exam is retaken.
What to read
The state outline names no textbook. The primary texts are the license law in Title 34, Chapter 27 of the Code of Alabama (for example §34-27-82 on brokerage services) and the Commission rules, chapters 790-X-1, 790-X-2 and 790-X-3. Read the current versions: rules revised February 14, 2026, and sections amended by HB382.
For the general part the Pearson VUE handbook lists principles textbooks; the national portion covers that outline area by area.

Alabama study guide, quick answers
How difficult is the Alabama real estate exam?
No pass rate is published. What makes it demanding is the single score across 120 questions in 3.5 hours and a state part whose disclosure rules changed in 2025.
How should I prepare for the Alabama real estate exam?
Work the state areas in weight order, starting with violations, then run the practice test and redo the area you missed most.
Is there an Alabama real estate license law book?
The law itself is public: Title 34, Chapter 27 of the Code of Alabama and the Commission rules in chapters 790-X-1 to 790-X-3. Prelicense schools publish their own manuals.
