The qualifying broker answers for the company

Every company and branch is licensed under a qualifying broker, who supervises the company and every licensee under it; any other broker in the firm is an associate broker (§34-27-2). The Commission’s supervision rule lists thirteen failures, from letting someone work on an expired or pending-transfer license to skipping orientation for new licensees (r. 790-X-3-.15).

A licensee in a city works from a separate office there; a broker in a rural area may run a one-person office from home if it has its own entrance and business phone (§34-27-2(a)(13)).

Inactive means no licensed work at all

An inactive license is held at the Commission office, and no act that needs a license may be done under it (§34-27-35(k)). Missing the September 30 renewal or continuing-education deadline makes a license inactive on October 1; it is not a grace period.

Renewal and continuing education

Renewal: every 2 years, filed by August 31 (or September 1–30 with a $150 penalty), with 15 hours of continuing education by September 30. A license not renewed within the 12 months after its period ends has lapsed and its holder starts over as if never licensed (§34-27-35(i)). The temporary-license deadlines are worked through on how to get licensed.
